At Arcadia Homes QLD we believe in honesty and transperency when we are dealing with clients. The construction industry can be full of Jargon and lot’s of unknowns so we are more than happy to answer any and all questions that you may have. Below are some of our frequently asked questions.

The Preliminary process can vary depending on the complexity of the project that is being undertaken. This is where all decisions regarding your plans and inclusions are finalised to make sure that all trades involved onsite have the correct information for what you are after. As a guide most people will take between 2-4 months to have everything finalised for there new home. While some clients can take over 6 months on more complex custom designed homes.

The duration of the home building process can vary depending on several factors, including the complexity of the design, size of the home, weather conditions, and any necessary permits and approvals. On average, it can take anywhere from four months for a small lowset home to a year for a custom complex home.

We specialize in building a wide range of homes, including custom-designed homes, Knock down rebuilds, first homes, forever homes, townhouses, and duplex homes. Our team works closely with clients to understand their specific needs and preferences and create a home that suits their lifestyle

Yes, not only do we offer customizable floor plans we encourage it! We want to ensure that your home meets your unique requirements. Our design team will work with you to modify existing plans or create a custom design from scratch to accommodate your preferences, such as room layout, number of bedrooms, bathrooms, and other features.

Yes and no. If you are custom desiging your new home on an average block and there are no extreme features then the cost to build your dream home will be very similar to using one of our standard plans. Where custom designed homes can cost more is if there are specific site conditions that require changes made to the home to be able to build on that specific block or features to the home are added in like big voids, single spans, feature facades etc. 

For safety reasons, access to the construction site is generally restricted. However, we provide regular updates and progress reports, and you can schedule site visits with our team at designated times to see the progress of your home.

We understand that changes or modifications may be necessary during the construction process. Our team will work closely with you to assess the feasibility of the requested changes and provide guidance on the impact they may have on the timeline and budget. We strive to accommodate reasonable changes whenever possible.

We offer a comprehensive warranty for our new homes to provide peace of mind to homeowners. This includes the QBCC 12 month maintenance warranty period as well as your 6 year structural warranty as well.

Unforunately it has become common practice for some bigger builders to advertise pricing for new homes that is unatainable and the advertised home can’t actually be built for the advertised price. Advertising homes that are not a finished product with no flooring or no site costs included hoping that the customer pays there initial deposit spends months going through plan changes and completing colours selection to be hit with an increase right before contract signing hoping that you are that invested with the build already that you will pay the extra amount. All of our initial pricing that you will recieve from our sales people is a finished price including site costs. Yes potentially there may be some small extra costs once engineering comes back due to specific site conditions but this won’t be the sometimes $100k extra that some people are being slugged with. At the end of the day go with your gut. If you go with the cheapest price, you will end up with the cheapest trades working on your house and the cheapest finished product, after all you do want your home to outlast the mortgage!

Yes, we are fully licensed and insured. Our team consists of qualified professionals who adhere to all local building codes and regulations to ensure the highest standards of construction quality and safety. In fact we are that confident of our records with our governing body (QBCC) here is a link to do a search on our licence 

Absolutely. We have experience working with local authorities and can assist you in obtaining the necessary permits and approvals required for your new home construction.

To get started, simply reach out to us through our website or contact our office. We will schedule an initial consultation to discuss your vision, budget, and timeline. From there, our team will guide you through each step of the process, from design and customization to construction and final walkthrough.

For standard flat blocks up to 600m2 our initial deposit is $3000 which includes your new home sited on your block, a site report including wind rating and soil test and a cost estimate to build your new home. Best of all there is no additional charge to design your new dream home from scratch! If your block of land is a little bit different ie. not flat, in a bushfire zone, KDRB then there may be extras needed for a deposit so that we are able to engage the correct professionals to make sure that we are providing all the information when delivering your intial pricing.

Absolutely, all of our subcontracted trades are long term building partners of ours who go through rigourous tests and regular inspections to insure that our high standard in quality is meant. Majority of our sub contracted trades are all small family run operations who live right here on the Sunshine Coast. Our carpenters who are the main trades on site are employed directly by us. That means that the team that is physically building your home by putting the frames together are full time employees of Arcadia Homes QLD. This allows us to make sure that the quality of the build is of the highest standard.
